Building Facts

HVAC System

The HVAC system consists of a central plant for cooling and ventilation that was recently upgraded in 2011. In 2016, one cooling tower was replaced with a stainless steel 600-ton Marley unit; the second cooling tower was refurbished and utilizes two Smardt 500-ton Turbocor chillers to generate chilled water. The floors are fit with VAV units and controlled by direct digital controls, and heating is provided at the perimeter with electric strip heaters.

Power Sources

Pasadena Water and Power supplies the property with a primary electrical feed of 17,000 KW voltage; transformers then reduce this to useable 480 volts with a capacity of 4,000 amps. Distribution is via Eton ground fault interrupting circuit breakers then to electrical bus duct through the building where it feeds each floor. Available voltages are 277/480 and 208/120 four wire 3-phase power.

Emergency Generator

The building has been fit with a 3512B Caterpillar generator set. The capacity is 1500 KW diesel fueled unit and supplies power to critical building Fire and Life Safety emergency equipment as well as egress lighting.

On-Site Parking

An on-site 13-level facility offers 719 parking spaces, with 14 electric charging stations. Valet and car detailing services are also available.


Six passenger elevators and one freight elevator serve the building. One passenger elevator serves the parking garage.
